10/14/2024 Plan Commission meeting agenda packet here.
Recording here. Because it is so long, the meeting will be summarized by subject differently than normal. For detail go to the recording link and fast forward to minute indicated for each segment.
Min 14:45 meeting starts.
Min 16:00 Draft Farmland Preservation Area that should it be approved will become part of the 2050 plan. An “opt-in” type of program for people with larger pieces of land, mostly applicable to the north part of the village. County representative runs through the program at a high level.
Min 43:50 Audience members asks questions and makes comments.
Min 52:10 65+/- Acre Property Donges Bay & Fond du Lac large track of residential proposed 570 units. The number of units have been reduced. Plan commission members would prefer this to be industrial, not what the developer wants to do.
Min 1:29:00 Hearing for the property opens. President Wolter reads emails from residents who are against the high density proposed. Audience makes comments. Pickle Ball courts should not be public; will HOA disallow purchase for subsequent rental activity? Has the village done enough to work with this developer? Too many questions about infrastructure. Many more comments.
Min 1:54:30 Plan Commission deliberates and eventually votes it down.
Item C tabled.
Min 2:21:00 OneEnergy 30 Acre Solar “Farm” presentation on Rockfield Road near the school. After a short presentation from assistant planning director, the representative goes through their presentation.
Min 2:45:20 Residents from the area are allowed to make comments. Generally against. Because that area of Rockfield Road is within the town of Germantown there needs to be a development agreement between the town and the company on the problems with the project. The road is not designed to carry the weight of loaded trucks.
Min 4:13:30 Truck Country proposal for site plans. Passes.
Min 4:25:35 Wrenwood North subdivision plat approval. Passes.
Min 4:29:00 Resident adjacent to Wrenwood North brings forward claims that the developer did not follow through on promised enhancements to add a buffer between her property and the new subdivision. At the time of approval, she apparently asked the plan commission who did not stipulate anything. When a working farm is adjacent to a subdivision, residents should expect smells, dust and noise. People have been hurt. Giant berm is needed.
Min 5:16:45 Public comments. Transparency is of the essence. Professionalism is important in dealing with public. The public may be annoying, however, take the high road.
